The site is allocated in Chelmsford Local Plan under site reference number: 3A, having been identified as being a sustainable location for new development as well as a country park for existing and new residents to enjoy.

Since the adoption of the Chelmsford Local Plan, Hopkins Homes has been working alongside Chelmsford City Council and other key stakeholders to develop a comprehensive landscape-led masterplan for the proposed development.

The Masterplan Document, includes a robust analysis of the site and its context as well as an in-depth design response and establishes key development principles. It was prepared following extensive public and stakeholder consultation and was formally adopted by Chelmsford City Council on 16th November 2021. It now sits alongside the Chelmsford Local Plan and is a material planning consideration in the delivery of the council’s spatial strategy.

Since November 2021, Hopkins Homes has been preparing a detailed planning application for the site based on the principles of the Masterplan Document in close collaboration with officers from Chelmsford City and Essex County Council, with the application submitted in November 2022.
