The site


The site

The site is located on land north of Maldon Road at Sandford Park, Great Baddow.

The northern part of the site falls within Chelmsford City Council’s allocated green wedge – a planning designation which the Council wish to see function as an important green network for wildlife, leisure and recreation. This part of the site is also now allocated for a country park in the City Council’s Local Plan, and we propose a country park which will provide access to high quality green space for existing and future residents.

The southern part of the site has been allocated for new homes, having been identified as a sustainable location for new development through the Council’s Local Plan process. Hopkins Homes is proposing a total of 360 new homes, 126 of which will be affordable homes and 18 of which will be self-build homes.

The site is in a mixed area, with the land north and east primarily agricultural and open space, and the land to the west and south comprising established residential areas. In terms of the immediately surrounding land parcels:

  • The boundary to the south comprises Maldon Road, beyond which is residential development at Great Baddow;

  • The boundary to the south east is Maldon Road beyond which is agricultural land allocated for residential development;

  • To the east is agricultural land allocated for residential and beyond that commercial development, and a Park and Ride facility;

  • To the north east is agricultural land associated with Manor Farm, beyond which is Sandford Mill which is an educational facility run by CCC;

  • To the north is the River Chelmer beyond which is undeveloped open space; and

  • To the west/south west is the Essex Yeoman Way, beyond which comprises low rise residential development at Great Baddow.

The site offers numerous sustainable transport connections including new pedestrian and cycle paths and links to existing infrastructure, enhancing connectivity to Chelmsford City Centre.
