The site
The site is allocated for sustainable development in Chelmsford’s Local Plan under site allocation: 3A for around 250 new homes. The exact number of homes will be determined through a planning application later this year. The northern part of the site falls within Chelmsford City Council’s allocated green wedge – a planning designation which the Council wish to see function as an important green network for wildlife, leisure and recreation. This part of the site is also now allocated for a Country Park in the City Council’s Local Plan, and we propose a Country Park which will provide access to high quality green space for existing and future residents.
The southern part of the site will has been allocated for new homes, having been identified as a sustainable location for new development through the Council’s Local Plan process.
Residential development adjoins the site to the south and west with open landscape to the north and north-west. The landscape to the East is occupied by Manor Farm with wider agricultural landscape beyond the settlements of Chelmsford and Danbury. To the west of the landscape is the Chelmer Valley which extends towards the city centre.
